This LEED gold, affordable development project creates an identity and quality of life that transcends socio-economic status and demonstrates the
viability of integrating mixed income housing. The site plan was generated around a public walk street, providing a wonderful common link to adjacent developments.
Artists’ lofts and 1 – 3 bedroom apartments are supported by community spaces: gym, playroom, social service ¬office, computer classroom and multipurpose lounge
and Apartments are then organized in a series of interconnected buildings. ‘Art/loft Blocks’ align walk-street and city street frontages, featuring roll-up storefronts
encouraging street activity. Family housing is sheltered from the street, taking advantage of a variety of communal outdoor spaces. Roofs terrace to maximizing sunlight
opportunities and articulate the building mass, floor levels step down to acknowledge the sloping, triangular site (wedged between existing office buildings) and capitalize
on grade changes to reach required unit count and strict height limits. A family garden is created with substantial trees, BBQs, playground with long vistas for residents
and neighbors. Balconies provide functional and aesthetic benefits while other exposures are shaded by a series of vertical fins that add texture and pattern to the
simple facade. Distinctive cantilevers then create additional open space along the Walk Street. The Judges were impressed with the execution and full commitment to a
modern design utilization fine exterior materials giving the appearance of what would otherwise believed to be nothing less than luxury living.
